95% LVR in WA

What changes at 95% LVR (5% deposit) in Western Australia

At 95% LVR (5% deposit) the loan is only available to two categories of buyer: those qualifying under the federal Home Guarantee Scheme (LMI waived by the Government for FHBs + key workers + Regional buyers + single parents within the HGS cap of $850,000 (Perth) / $600,000 (rest of WA)), and those paying a full LMI premium (typically $15K–$22K added to the loan on a $500K loan in WA). For WA FHBs, the HGS + state FHOG/stamp-duty stack is the cleanest path to 95% LVR ownership without an LMI bill.
