Can doctors get a home loan without LMI in Australia?
Yes. Ratesniffers checked the lenders on 8 October 2026: Westpac, St.George and Bank of Melbourne lend to 95 percent of the property value with no LMI and no minimum income for hospital-employed doctors and medical specialists, ANZ waives the premium for AHPRA-registered practitioners with a 5 percent deposit, and NAB and CommBank publish doctor waivers of their own. The waiver is a saved premium, not a lower rate, so the comparison rate still decides.

Home loans for doctors: what is actually different?
One thing, and it is worth a lot: lenders treat registered medical practitioners as a low-risk profession and waive lenders mortgage insurance on deposits as small as 5 percent. On an $800,000 purchase ANZ's own fact sheet puts the waived premium at $36,187. There is no separate doctor interest rate on the pages verified here; the second lever is how much of a junior doctor's overtime and allowances a lender counts, which the Westpac group sets at 100 percent for eligible professions.

CommBank names doctors alongside lawyers and accountants and confirms eligibility with a lending specialist rather than a published list.

Lenders still assess the actual payslips, and how much of a junior doctor's overtime and penalty income is counted varies, which is why the Westpac-group policy of counting 100 percent of overtime and allowances can matter more than the waiver.
