Bankwest is a wholly-owned subsidiary of Commonwealth Bank, headquartered in Perth. Historically branch-heavy in WA, the brand transitioned to digital-only in 2024-25, retaining strong home-loan brand recognition through Complete Variable, Simple Home Loan and the Premium Select Package. Who is Bankwest?

Bankwest is a Perth-born bank owned by the Commonwealth Bank, and since 2024 it has operated as a digital-only bank: it closed its remaining branch network that year, converting some regional Western Australian branches to CBA, after 97% of its transactions had already gone digital.

Freed of branch costs, Bankwest now competes on price and digital service nationally while keeping its Western Australian identity. Its range splits neatly in two: a low-cost Simple Home Loan where offset accounts are paid for one at a time, and the Complete Home Loan Package where an annual fee buys the offsets and waives the per-event fees.

Who suits a Bankwest home loan?

Bankwest tends to suit borrowers comfortable with app and phone banking who want CBA-group backing at sharper-than-big-four pricing, and it remains a strong sentimental pick for Western Australians. Offset users with one account are usually better off on the Simple Home Loan; anyone wanting several offsets tends to land in the Complete package instead. If you need branch access, its parent CBA covers that; if not, compare Bankwest's comparison rate against the digital leaders in the table above.

Bankwest home loans: frequently asked questions

What are Bankwest home loan rates?

Bankwest home loan rates are in the live table on this page. The lowest variable rate Ratesniffers ranks is currently 6.19% p.a., and the lowest fixed rate is 6.89% p.a., checked daily (last verified 11 Sept 2026). Compare Bankwest against the wider market at /home-loans. The /guides/comparison-rate explains the fee-inclusive figure used to rank the table. To model extra payments on a Bankwest balance, use /calculators/extra-repayment.

What is the lowest Bankwest home loan rate?

Bankwest's lowest variable home loan rate is currently 6.19% p.a., and its lowest fixed rate is 6.89% p.a., based on the 262 Bankwest products Ratesniffers ranks by comparison rate, checked daily (last verified 11 Sept 2026). The advertised rate isn't always the rate Bankwest approves, a broker can often negotiate a sharper deal on your scenario.

What is the monthly repayment on a $600,000 Bankwest home loan?

At Bankwest's lowest variable rate of 6.19% p.a., a $600,000 principal and interest loan over 30 years repays about $3,671 a month, and $500,000 about $3,059. That is an estimate at the advertised rate before fees; the comparison rate in the table above carries the fees, and a fixed or interest-only loan repays differently.

How much do you need to earn for a $500,000 Bankwest home loan?

There is no single salary. Like every Australian lender, Bankwest must assess a new home loan at a rate at least 3 percentage points above the loan's rate under APRA's serviceability buffer, so 6.19% p.a. is assessed at about 9.19% p.a., then test that repayment against income after living expenses and other debts. The income required calculator at /calculators/income-required works this backwards from a property price and deposit.

How does Bankwest's home loan rate compare to the market?

Bankwest's lowest variable home loan rate today is 6.19% p.a., which is 5 basis points below the market median of 6.24% p.a., which puts Bankwest among the more competitive lenders on variable rates today. This is computed daily from the live rates across the lenders Ratesniffers tracks, so it reflects where Bankwest sits right now rather than a fixed snapshot.

How many home loan products does Bankwest offer?

Ratesniffers currently tracks 262 Bankwest home loan products across variable, fixed and interest-only options for owner-occupiers and investors. Every rate is checked daily against each lender's current published pricing and ranked by comparison rate, the ASIC-mandated figure that folds in most fees, so the genuinely cheapest loans sit at the top.

Is Bankwest competitive for refinancing?

It depends on your loan size and LVR. Bankwest's lowest comparison rate is currently 6.85% p.a., worth checking against the wider market before you switch. On a $500,000 loan, even a 0.30% p.a. difference is about $100 a month, so comparing Bankwest against the sharpest available rate usually pays off.

How often are Bankwest's home loan rates updated?

Ratesniffers refreshes Bankwest's home loan rates daily; this page was last updated 11 Sept 2026. Rates can change whenever Bankwest reprices or the RBA moves the cash rate, so the figures shown reflect the most recent data we hold rather than a static snapshot.

How long does Bankwest take to approve a home loan?

Bankwest does not publish a fixed approval timeframe. Pre-approval is usually based on unverified information, conditional approval assesses and confirms your financial details, and unconditional (full) approval follows a detailed assessment plus a property valuation, which Bankwest says can take some time. You can track progress and receive email notifications at key milestones through its Home Loan Application Tracker.

Is Bankwest a 2nd tier lender?

Bankwest is a division of Commonwealth Bank of Australia, ABN 48 123 123 124, and its products are offered under Commonwealth Bank's AFSL and Australian credit licence 234945. Founded in 1895 as the Agricultural Bank of Western Australia, it joined the Commonwealth Bank Group in 2008 and is now becoming a digital bank, serving about one million customers.

What fees does Bankwest charge on a home loan?

The Bankwest Simple Home Loan currently has a $0 application fee (usually $695), a $350 settlement fee, no annual fee and a $295 loan increase fee. The Complete Variable Home Loan instead charges a $395 annual package fee with no application, valuation or loan increase fees. A full list of fees is set out in your loan contract.

What is the minimum deposit for a Bankwest home loan, and when is LMI payable?

Bankwest says a deposit is typically around 20% of the property price, with lower deposit options available by paying Lenders Mortgage Insurance or using a guarantor. LMI is an added cost you can avoid by saving 20% or more of the property value. Bankwest's fixed rate tables price owner occupier loans in tiers up to 98% LVR including LMI.

Does Bankwest lend to self-employed borrowers, and what income evidence does it accept?

Yes. Bankwest lends to sole traders, freelancers and business owners and asks for business and personal tax returns, a recent ATO notice of assessment, and bank and financial statements from the business, with alternatives possibly accepted. Applicants self-employed for under two years can apply, as 18 months of ABN registration is acceptable where the LVR is below 80%.

Does Bankwest offer construction loans or bridging loans?

Yes. A Bankwest construction loan is a variable rate home loan released in stages, with interest only repayments until the build is complete; progress payments cost $80 each on the Simple Home Loan and nothing on the Complete Variable. Bridging finance is only available on the Simple Home Loan if your existing home loan is with, or refinanced to, Bankwest.

What is the Bankwest Complete Variable Home Loan?

It is Bankwest's fuller-featured variable loan, sold inside the Complete Home Loan Package for a $395 annual fee. That fee covers 100% offset with no monthly offset fee across up to nine offset accounts, redraw, an optional credit card, and nil loan increase and progress payment fees. Borrowers using one offset often find the Simple Home Loan cheaper overall.

What are Bankwest offset account fees?

On the Simple Home Loan an offset account costs $10 a month, charged per account. Inside the Complete Home Loan Package there is no monthly offset fee, up to nine accounts, but the package itself costs $395 a year. On a Fixed Rate Home Loan offset is free during the fixed term and $10 a month once that term ends.

Does Bankwest offer fixed rate home loans?

Yes, for owner-occupiers and investors. Two things differ from its variable loans: offset is capped at 40% of the balance rather than 100%, and redraw is not available during the fixed term. The fixed loan can be added to the Complete Home Loan Package, which is where the monthly offset fee disappears after the fixed term.

What are Bankwest's home loan rates in September 2026?

Bankwest's current home loan rates are in the live table above, ranked by comparison rate. Ratesniffers does not freeze a number into this answer because Bankwest prices Simple, Complete and each fixed term separately, and tiers them by deposit size. The comparison rate is where the $395 package fee and the $350 settlement fee show up.

Does Bankwest still have branches?

No. Bankwest closed its remaining branch network in 2024 and now runs as a digital-only bank, having converted some regional Western Australian branches to its parent Commonwealth Bank. Applications and servicing happen through the app and by phone. Borrowers who want counter service can use CBA within the same group.

Is Bankwest a good home loan lender?

Bankwest is a Perth-born, digital-only bank owned by Commonwealth Bank, competing on price rather than branches since 2024. Whether it fits depends mostly on how many offset accounts you need and which side of the $395 package fee that lands you, so read the full write-up at /reviews/bankwest and compare the table above.
