Pre-filled with UBank's lowest advertised variable rate in the table above, 6.09% p.a. Change the loan amount, rate or term to model your own mortgage. Repayments are principal and interest estimates and exclude fees, so the comparison rate in the table is the better guide to total cost.
Ubank is a digital-only banking division of National Australia Bank, launched on 1 October 2008 to serve branchless, self-directed customers under NAB's own banking licence. In 2021 NAB acquired the neobank 86 400 for $220 million, folding its technology and visual identity into Ubank through 2022 and retiring the 86 400 brand.
Ubank passed 1 million customers in November 2025, up from around 610,000 before the 86 400 merger, according to NAB's own reporting. Its home loan range charges no lenders mortgage insurance on principal and interest loans: a deposit as low as 10% on a purchase for owner-occupiers and investors, 15% equity on an owner-occupied refinance and 20% equity on an investment refinance, an exception to the usual 20% deposit LMI threshold most lenders apply. Interest-only loans sit outside the no-LMI position.
Who suits a UBank home loan?
Ubank tends to suit borrowers comfortable managing everything through an app with no branch network, particularly younger buyers stretching for a smaller deposit who want to avoid lenders mortgage insurance. Its no-LMI position is worth comparing directly against the table above, especially for owner-occupier principal and interest borrowers near the 90% LVR mark.

UBank home loan fees and policy
Neat Variable carries no annual fee. Flex Variable carries a $250 annual fee, which Ubank describes as covering account management and changes across up to five Flex split loans.
Ubank charges a $300 discharge fee per property, and covers the first property valuation up to $360. Rate lock on a fixed loan costs $500.
Additional payments and redraw are free on the published range, and Flex offsets 100% across multiple Spend, Bills and Save accounts rather than a single linked account.
The no-LMI position applies to principal and interest lending only: a 10% deposit on a purchase for owner-occupiers and investors, 15% equity on an owner-occupied refinance and 20% equity on an investment refinance. Interest-only lending sits outside it.

What is the lowest UBank home loan rate?
UBank's lowest variable home loan rate is currently 6.09% p.a., and its lowest fixed rate is 6.59% p.a., based on the 50 UBank products Ratesniffers ranks by comparison rate, checked daily (last verified 11 Sept 2026). The advertised rate isn't always the rate UBank approves, a broker can often negotiate a sharper deal on your scenario.
What is the monthly repayment on a $600,000 UBank home loan?
At UBank's lowest variable rate of 6.09% p.a., a $600,000 principal and interest loan over 30 years repays about $3,632 a month, and $500,000 about $3,027. That is an estimate at the advertised rate before fees; the comparison rate in the table above carries the fees, and a fixed or interest-only loan repays differently.
How much do you need to earn for a $500,000 UBank home loan?
There is no single salary. Like every Australian lender, UBank must assess a new home loan at a rate at least 3 percentage points above the loan's rate under APRA's serviceability buffer, so 6.09% p.a. is assessed at about 9.09% p.a., then test that repayment against income after living expenses and other debts. The income required calculator at /calculators/income-required works this backwards from a property price and deposit.
How does UBank's home loan rate compare to the market?
UBank's lowest variable home loan rate today is 6.09% p.a., which is 15 basis points below the market median of 6.24% p.a., which puts UBank among the more competitive lenders on variable rates today. This is computed daily from the live rates across the lenders Ratesniffers tracks, so it reflects where UBank sits right now rather than a fixed snapshot.
How many home loan products does UBank offer?
Ratesniffers currently tracks 84 UBank home loan products across variable, fixed and interest-only options for owner-occupiers and investors, and ranks the 50 that pass our data-quality checks on this page. Every rate is checked daily against each lender's current published pricing and ranked by comparison rate, the ASIC-mandated figure that folds in most fees, so the genuinely cheapest loans sit at the top.
Is UBank competitive for refinancing?
It depends on your loan size and LVR. UBank's lowest comparison rate is currently 6.37% p.a., worth checking against the wider market before you switch. On a $500,000 loan, even a 0.30% p.a. difference is about $100 a month, so comparing UBank against the sharpest available rate usually pays off.
How often are UBank's home loan rates updated?
Ratesniffers refreshes UBank's home loan rates daily; this page was last updated 11 Sept 2026. Rates can change whenever UBank reprices or the RBA moves the cash rate, so the figures shown reflect the most recent data we hold rather than a static snapshot.
How long does UBank take to approve a home loan?
UBank says its approval turnaround is up to 5 business days unless it needs additional information, and formal approval to settlement usually takes approximately 2 to 4 weeks. The online application takes around 20 minutes, or up to an hour for an assisted phone application. Refinance timing also depends on when the discharge authority reaches the outgoing bank.
Does UBank lend to self-employed borrowers?
No. UBank's eligibility rules state that it does not lend to self-employed individuals. Each applicant needs to be employed on a permanent, casual or contract basis, be 18 or over, be an Australian or New Zealand citizen or Australian permanent resident living in Australia, and be listed on the property title. A loan can have at most two borrowers.
Does UBank offer construction loans or bridging loans?
UBank does not list a construction loan or bridging loan among its home loans. Its range is three products: Neat variable, Flex variable and Flex fixed, each available for owner occupied or investment lending with principal and interest or interest only repayments, except that interest only is not offered on the owner occupied Neat variable loan.
How much can you borrow from UBank?
UBank home loans range from $80,000 to $5,000,000. Each application is capped at $2,000,000 when the loan to value ratio is above 85%. The amount approved depends on the value and location of the property and on UBank's credit assessment of the applicant's ability to repay, so the ceiling is not automatically available to every applicant.
What is a Ubank home loan?
Ubank lends under National Australia Bank's licence with no branches, through three products: Neat Variable, the lower-cost loan with no annual fee and no offset; Flex Variable, which adds 100% offset across multiple accounts for $250 a year; and Flex Fixed, which can be split alongside the variable portion. Everything is managed in the app.
Can I get a Ubank home loan with a 10% deposit?
Yes, on principal and interest lending, and Ubank charges no lenders mortgage insurance at that deposit for owner-occupiers and investors buying a property. Refinances have different gates: 15% equity for owner-occupied and 20% for investment. Interest-only lending sits outside the no-LMI position, and normal credit assessment still applies.
What fees does Ubank charge on a home loan?
Neat Variable has no annual fee. Flex Variable carries $250 a year, covering changes across up to five Flex split loans. Ubank charges a $300 discharge fee per property and $500 to lock a fixed rate, and covers the first property valuation up to $360. Additional payments and redraw are free.
Does Ubank have an offset account?
Yes, on Flex Variable, which offsets 100% across multiple Spend, Bills and Save accounts rather than one linked account. Neat Variable has no offset, which is the trade for its lower cost and nil annual fee. Weigh the $250 Flex annual fee against your likely offset balance at /calculators/offset-savings before choosing.
What are Ubank's interest rates in September 2026?
Ubank's current home loan rates are in the live table above, ranked by comparison rate. Ratesniffers does not freeze a number into this answer because Ubank prices Neat, Flex and its fixed terms separately, tiers them by deposit size, and moves them independently of any cash rate decision. Compare the comparison rate, which carries the Flex annual fee.
Is Ubank a good home loan lender?
Ubank is NAB's digital-only brand, past 1 million customers, with a three-product range and a no-LMI position that is unusual for principal and interest borrowers with a 10% deposit. Whether it fits comes down to price and features, so read the full write-up at /reviews/ubank and the head to head at /vs/ubank-vs-macquarie.
