ANZ is one of Australia's Big Four banks, headquartered in Melbourne since 1835 and operating across Australia, New Zealand and Asia. The Breakfree Package was discontinued in September 2022, so packaged fee waivers are no longer offered; offset is available through the ANZ One account. ANZ Plus is the bank's mobile-first sub-brand for digital-native borrowers.

Who is ANZ?
ANZ traces its history to the Bank of Australasia, which opened its first Australian branch in Sydney in 1835, and took its current form in October 1970 when the Australia and New Zealand Bank merged with the English, Scottish and Australian Bank, then the largest bank merger in Australian history. Headquartered in Melbourne, it is one of the big four alongside Commonwealth Bank, Westpac and NAB, with a banking footprint that also extends across New Zealand, Asia and the Pacific.
In July 2024 ANZ completed its acquisition of Suncorp Bank, bringing Suncorp Bank's Queensland-heavy customer base and branch network into the ANZ group while running the two brands in parallel. As a condition of the sale, the Federal Treasurer required no net job losses and no regional branch closures across either brand for three years from approval, commitments ANZ has reaffirmed through 2026 with actions such as fast-tracking a regional Queensland branch reopening.
Who suits a ANZ home loan?
ANZ tends to suit borrowers who want big-four scale and an international banking footprint, borrowers who want a no-ongoing-fee variable loan in Simplicity PLUS, and anyone chasing a long fixed term, since ANZ quotes fixed periods out to ten years where most lenders stop at five. Since 2024 the group also includes Suncorp Bank. Its headline rates don't always lead the market though, so compare its comparison rate against the sharpest in the table above before assuming size means a sharper price.

ANZ home loan fees and policy
ANZ states there is no home loan package fee and no ANZ set-up or ongoing fee when you take out a new home loan or refinance to ANZ. Application approval, loan administration, renegotiation, valuation administration, progress payment and guarantee administration fees are the ones it lists as removed.
Fees that still apply include loan security fees (settlement, production, lodgement and search), government charges and a $20 late payment fee.
An ANZ One offset account carries a $10 monthly account servicing fee, and on fixed lending it can be attached only to a one-year fixed term.
Rate lock costs $750 per $1 million of lending, or part of it, and holds an eligible fixed rate for up to 90 days on terms of one to five years.
Borrowing above 80% of property value generally requires lenders mortgage insurance. ANZ is listed as a participating lender for the Australian Government 5% Deposit Scheme, subject to the scheme's own eligibility rules and price caps.
ANZ Plus home loans are a separate product line under ANZ's ANZ Plus brand and are priced apart from the products on this page.

How much do you need to earn for a $500,000 ANZ home loan?
There is no single salary requirement for a ANZ home loan. The lender assesses income, expenses, debts and repayment capacity. APRA's residential mortgage framework generally requires governed authorised deposit-taking institutions to apply a minimum 3 percentage point buffer above the payable interest rate, ignoring temporary introductory discounts, with prudent limited policy exceptions. This does not establish ANZ's actual assessment rate or approval criteria. Confirm the applicable lender policy and use /calculators/income-required for an illustrative estimate, not approval.
How does ANZ's home loan rate compare to the market?
Compare ANZ's product conditions and comparison rates with /home-loans. The available table does not establish a whole-market ranking or a personalised offer.
How many home loan products does ANZ offer?
Ratesniffers currently tracks 168 ANZ home loan products across variable, fixed and interest-only options for owner-occupiers and investors. Every rate is checked daily against each lender's current published pricing and ranked by comparison rate, the ASIC-mandated figure that folds in most fees, so the genuinely cheapest loans sit at the top.
Is ANZ competitive for refinancing?
Compare ANZ's available product conditions and total costs with your existing loan. A listed rate does not establish refinance eligibility. Allow for discharge, establishment and any fixed-loan early repayment costs, and confirm applicable lender terms before switching. Compare the table with /home-loans/refinance.
How often are ANZ's home loan rates updated?
Ratesniffers refreshes ANZ's home loan rates daily; this page was last updated 1 November 2026. Rates can change whenever ANZ reprices or the RBA moves the cash rate, so the figures shown reflect the most recent data we hold rather than a static snapshot.
How long does ANZ take to approve a home loan?
ANZ says its online pre-approval form takes about five minutes, then a home loan specialist calls within 24 to 48 hours to progress the application. Pre-approval generally lasts around three months if your circumstances do not change. ANZ's full approval checklist covers property valuation, building insurance and any extra documents requested, and lists no set number of days.
Does ANZ lend to self-employed borrowers, and what income evidence does it accept?
Yes. ANZ's checklist asks self-employed applicants for a one year individual tax return and ATO notice of assessment, plus a business tax return, profit and loss statement and balance sheet, none older than 22 and a half months. Existing customers with an LVR of 80% or less may use financials up to 24 months old, valid until 30 June.
Does ANZ offer an offset account on its home loans, and what does it cost?
Yes. ANZ One is a transaction account linked to an eligible home or investment loan, such as an ANZ Standard Variable loan or a one year ANZ Fixed loan, and it costs $10 per month. Money in the account offsets your loan balance, so interest is charged only on the difference, while the funds stay accessible.
What upfront and ongoing fees does ANZ charge on a home loan?
ANZ lists no set up or ongoing fees on its home loans, including a $0 loan approval fee and $0 valuation administration fee. Fees that can still apply include $10 a month for an ANZ One offset account, a $20 late payment fee, loan security fees of $160 (settlement, production, lodgement) and $50 (search), plus government charges.
What is ANZ's standard variable rate?
ANZ Standard Variable is its fuller-featured variable home loan, supporting redraw and an ANZ One offset account. The current rate sits in the live table above rather than in this answer, because ANZ reprices it independently and quotes different rates by loan purpose and deposit size. Compare the comparison rate, which carries the fees into the cost.
What is ANZ Simplicity PLUS?
Simplicity PLUS is ANZ's basic variable home loan, for owner-occupiers and investors who want a lower rate instead of features. It allows unlimited extra repayments at no fee and redraw, has no ANZ set-up or ongoing fee, and starts at a $50,000 minimum new loan. No offset account is bundled with it, so borrowers who want one look at ANZ's other variable loans.
ANZ Simplicity PLUS vs Standard Variable: which should an owner occupier choose?
Choose on features, then confirm on the comparison rate. Simplicity PLUS is the basic variable loan: no ANZ set-up or ongoing fee, unlimited extra repayments and redraw at no fee, a $50,000 minimum new loan, and no bundled offset account. Standard Variable is the fuller-featured variable loan: it supports an ANZ One offset account at $10 a month, with no package fee and no set-up or ongoing fee. If you will keep enough savings in an offset to beat that $120 a year plus any rate gap, Standard Variable earns its place; if not, Simplicity PLUS is the simpler loan. Both rates sit in the live table above, priced by deposit size and purpose, so compare the comparison rate for your own LVR.
Is ANZ Simplicity PLUS suitable for a first home buyer?
It can be. Simplicity PLUS is open to owner-occupiers, carries no ANZ set-up or ongoing fee and allows unlimited extra repayments, which suits a first home buyer who wants a low-fee variable loan and does not need an offset account. ANZ is listed as a participating lender for the Australian Government 5% Deposit Scheme, so an eligible first home buyer can apply with a 5% deposit under the guarantee, subject to the scheme's eligibility rules and price caps and ANZ's normal lending criteria; outside the scheme, borrowing above 80% of the property value generally requires lenders mortgage insurance. Compare ANZ's first-home-buyer pricing against the wider panel on /home-loans/first-home-buyer before deciding.
How do ANZ Fixed Rate and Standard Variable home loans differ?
ANZ Fixed Rate keeps the interest rate fixed during the selected period and moves to a variable rate afterwards. ANZ Standard Variable can change and permits additional repayments without a fee; redraw remains subject to eligibility and terms and is unavailable for loans in a company name. Each fixed-period year has an early or extra repayment tolerance of the lesser of 5% of the loan amount at the start of the current fixed period or $5,000. ANZ says early repayment costs may apply beyond this tolerance or on early full repayment or refinancing. ANZ One offset is available on eligible Standard Variable and one-year Fixed loans, with a $10 monthly account servicing fee. These product descriptions exclude ANZ Plus. A fixed-period exit cost requires an ANZ quote.
What are ANZ's home loan rates in November 2026?
ANZ's current home loan rates are in the live table above, ranked by comparison rate. Ratesniffers does not freeze a number into this answer because ANZ prices Simplicity PLUS, Standard Variable and each fixed term separately, and varies them by deposit size and loan purpose. Compare the comparison rate rather than the headline rate.
Does ANZ charge a home loan package fee?
No. ANZ states there is no home loan package fee and no ANZ set-up or ongoing fee on a new home loan or a refinance to ANZ. Loan security fees for settlement, production, lodgement and search still apply, along with government charges, a $20 late payment fee and $10 a month for an ANZ One offset account.
Is ANZ a good home loan lender?
ANZ is one of the big four, owns Suncorp Bank since 2024, and pairs a no-ongoing-fee variable loan with the longest fixed terms in the mainstream market. Whether it suits comes down to price against the wider panel, so read the full write-up at /reviews/anz and compare its comparison rate in the table above.
